Title
PRESENTATION - BY URBAN3 ON THE FINANCIAL IMPACT OF LAND USE AND PUBLIC POLICY IN DELRAY BEACH
Body
Recommended Action:
Recommendation
Receive a presentation of a real estate economic analysis of the various land use patterns in the city.
Body
Background:
In recent years, the City Commission has discussed various development decisions and the potential long term impacts to the City's tax base. For example, approving high density residential development or townhouse projects on land that could accommodate commercial development has raised concerns of unintentionally reducing the tax base over time.
Urban3, a real estate economics firm, has been engaged to analyze land use in the city and the property value realized by different settlement patterns in the City. This presentation will provide information to help guide future land use and development decisions under the lens of potential property value and the resulting tax revenue in the City of Delray Beach.
Joe Minicozzi, the founder of Urban3, has been recognized as one of the 100 "Most Influential Urbanists" of all time by Planetizen. He is a graduate of the University of Miami School of Architecture and holds a Master of Architecture and Urban Design from Harvard University.
Following City Commission input, a final draft of the analysis will be provided to the City.
