Acceptance of a 25.00 by 34.75 feet right-of-way dedication along the south side of the property currently addressed as 1180 SW 10th Street.

Background:

The subject property, located at 1180 SW 10th Street, is currently developed and operated by All County Paving for industrial uses, including office functions, equipment storage, and operational support. The applicant, GCG Real Estate Holdings, LLC, has submitted a Level 1 Site Plan application in conjunction with three conditional use requests to expand operations onto a vacant adjacent parcel under the same ownership. The requested conditional uses include outdoor storage of aggregate materials (File No. 24-173), installation of above-ground fuel storage tanks (File No. 24-175), and storage of trucks and light construction equipment (File No. 24-174). In response to TAC comments, the applicant has committed to dedicating a portion of the property for public right-of-way to address access and circulation concerns at the corner of Royal Palm Drive and Lime Lane. The proposed improvements, uses, and site modifications are pending review and recommendation by the Planning and Zoning Board, with final action to be taken by the City Commission.
