Approve the attached Work Assignment with Synalovski Romanik Saye, LLC for the design work associated with the 98 NW 5th Avenue Renovation project at a cost not to exceed $98,000.00, in substantially the attached form.

Background:

At the June 11, 2018 CRA Board Meeting, the Board approved a Purchase and Agreement for 98 NW 5th Avenue, a 7,076 sq. ft. mixed-use commercial building (built in 1972) with four (4) two-bedroom, one-bath apartment units on the second floor and 750 sq. ft. of commercial space, ground level garage parking and a two-bedroom, one-bath apartment on the first floor. With the CRA’s acquisition of the property, the intent is to renovate the property to retain the apartments to provide affordable housing, renovate the existing commercial space for small businesses, and potentially convert the garage space to affordable leasable small business space, including start-ups, consistent with the CRA’s Focus economic development initiatives to activate Historic 5th Avenue.

Attached is the Work Assignment between the CRA and Synalovski Romanik Saye, LLC, one of the CRA’s Consultants/Architect on a Continuing Contract Basis, which describes the Scope of Services from design to full construction/design documents, including construction administration. The services will include the statement of probable cost, project specifications, bidding assistance, construction administration, and final certification. The Scope of Services, excluding construction administration should be completed within 112 days of execution by the CRA. The cost for the services is a not to exceed cost of $98,000.00.
