Review and consider the Landscape Maintenance Agreement for the Banyan Court Neighborhood Development located at 13132 & 13088 Barwick Road.

Background:

At its meeting of October 21, 2019, the Planning & Zoning Board approved the Master Development Plan (2018-162) with three waivers for the 40 unit zero-lot-line Planned Residential Development know as Banyan Court. At its meeting of January 13, 2021, the Site Plan Review and Appearance Board (SPRAB) approved (7-0) a Class II Site Plan, Landscape Plan and Architectural Elevations for Banyan Court.

 

The approved plans provide landscaping in a 0.61-acre portion of the public right-of-way on Barwick Road. The approved landscape plans create a "linear park," which measures approximately 27 feet in depth and 980 feet in length and is composed of a meandering 6-foot concrete walkway, shrubs, trees, sod, and street lights. The linear park will serves as a public amenity and will be installed and maintained by the applicant. A landscape maintenance agreement is required for private improvements within the public rights-of-way.
